How is turnover painting priced?
Per unit or per scope, from a punch list. Instead of pricing every wall like a homeowner project, we agree on what a standard turn includes for your units: walls in the standard color, ceilings yes or no, trim yes or no, patching up to an agreed level, and the condition exceptions that change the price. That gives you one predictable number per turn, documented with photos.
We work from punch lists, document with photos, and invoice per unit or per scope. Vendor setup paperwork, including W-9s, is handled up front so turns are never waiting on admin.
What affects the cost of painting an apartment?
Unit size and layout. A studio prices differently from a two-bedroom with a hallway, and open layouts paint faster than cut-up floor plans with the same square footage.
Condition at move-out. This is the biggest variable. A clean unit that needs a same-color refresh is the baseline. Scuffed walls throughout, nail holes in every room, drywall damage, smoke or cooking residue, and unauthorized paint colors all add prep and material.
Color changes. Standard turns stay in the unit's standard color, which keeps coverage to a minimum. A full color change, or painting over a tenant's dark accent wall, adds coats.
Ceilings and trim. Some managers include ceilings and trim in every turn; others do walls only and refresh trim on a cycle. Agreeing on the standard up front is what makes per-unit pricing possible.
Turn timeline. A unit with a two-week window prices differently from a 48-hour emergency turn that needs crew scheduled around other jobs.
Volume. Managers with steady portfolios get consistent pricing because the work is predictable. One-off units are priced individually.
What keeps turn costs predictable?
Three things: a standard scope, a standard color, and a standard condition policy. When every turn means the same walls in the same color with the same patching allowance, the price is the same every time, and the only surprises are the units that come back damaged. Documenting condition with photos at move-out protects both sides.
Pairing painting and cleaning as one sequenced turn also keeps costs down: paint first, then the final clean, one vendor, one schedule, one invoice.
What about student housing turns?
East Lansing and the MSU area run on a turn season, with heavy volume in May and August. High-volume turn windows are planned as a block: unit count, standard scope, and dates agreed in advance so crews and materials are ready. If you manage student housing, talk to us before turn season, not during it.
