How fast can you turn a rental unit?
Speed comes from sequencing, not rushing. We walk the unit and build a punch list, complete repairs and drywall first, then paint, with the deep clean as the final step before listing. Many standard units are market-ready in days rather than weeks, though the timeline always follows the scope. Book us when you receive the move-out notice, not after the unit sits empty, and the schedule holds.
What does a turnover include?
One company handling the full make-ready: drywall repair, interior painting, carpet cleaning, and move-out cleaning coordinated as a single job. Fewer vendors means fewer handoffs, one point of contact, and a shorter path from move-out to listing photos.
Can you handle multiple units or a whole building?
Yes. Multi-unit work is sequenced unit by unit with consistent scopes, so every door gets the same standard of finish. This is core work for us with apartment communities and property managers across the Lansing area.
Do you work directly with property managers?
Yes. Turnovers, multi-unit painting, drywall, cleaning, and repeat maintenance for managers and owners are a major part of our business. We work from punch lists, document with photos, invoice per unit or per scope, and handle vendor paperwork including W-9s. Learn about our property management capability.
What if the unit has heavy damage, smoke staining, or odors?
We assess it honestly before quoting. Stain-blocking primers and odor-sealing systems solve most smoke and stain problems, and damaged drywall is replaced rather than painted over. If paint cannot fix it, we tell you that up front instead of selling you a topcoat that will fail.
Do you paint occupied rentals or only vacant units?
Both. Vacant units are faster and cleaner to complete, which is why turns are ideally scheduled between tenants. Occupied work is planned around the tenant with protection, communication, and clear daily schedules.
How do estimates and scheduling work for turnovers?
Walk the unit with us, or send photos and video if you are remote. You get a written punch list and per-unit pricing, and the slot is held once the move-out date is set. For tight turns, call or text 517-402-1001 directly.
