Commercial painting pricing
Bid per project, never guessed.
Commercial work is bid per project from a walkthrough, not priced from a table. Here is what the walkthrough measures and what moves the bid.
How is commercial painting priced?
From a written scope with line-item pricing, built during a walkthrough of your building. We measure the paintable surfaces, assess condition and prep, work out access and equipment, understand your scheduling constraints, and confirm coating and color specifications. You get a bid you can compare line by line, not a lump sum with no explanation.
What affects the cost of a commercial painting project?
Paintable surface area. Wall, ceiling, and trim square footage across the spaces being painted, not the building's floor square footage. High-bay areas, lobbies with tall walls, and long corridors add surface fast.
Condition and prep. Commercial buildings take abuse: scuffed corridors, damaged drywall, water stains, failing exterior coatings. Prep is priced from what the walkthrough finds.
Schedule. Work during business hours, after hours, weekends, or phased around your operations each price differently. Medical offices, restaurants, and retail usually need off-hours or phased work so the business never stops.
Occupied-space logistics. Protecting furniture, equipment, inventory, and finished areas, plus daily cleanup so your space is usable every morning, is real labor that belongs in the bid.
Coating specifications. Washable coatings for corridors, low-odor products for occupied spaces, specialty coatings for kitchens or industrial areas. The spec affects both material and application.
Access and height. Lifts, scaffolding, and tall-wall work add equipment and labor.
What does a walkthrough cover?
Every area to be painted, measured. Surface condition and prep needs, noted. Access and equipment, planned. Your schedule constraints, understood. Coating and color specs, confirmed. Vendor paperwork, including W-9s and certificates of insurance, handled. Then a written scope with line-item pricing, so you know exactly what you are approving.
Can the work happen after hours?
Yes. After-hours and weekend scheduling is standard for offices, retail, restaurants, and medical and dental facilities. Tell us your operating hours during the walkthrough and the bid is built around them.
What about ongoing maintenance painting?
Buildings with steady repaint needs, corridors that get scuffed, units that turn, exteriors on a cycle, do better on a maintenance relationship than on one-off bids. Ask about scheduled maintenance during your walkthrough.
Common questions
Frequently asked questions
How much does commercial painting cost in Lansing, MI?
Commercial work is bid per project, not per square foot of floor space. The price depends on the paintable surface area, the building's condition, access and height, whether work happens during or after business hours, and the coating specifications. A walkthrough produces a written scope with line-item pricing.

Measurements of paintable surfaces, surface condition and prep needs, access and equipment requirements, scheduling constraints like after-hours or phased work, coating and color specifications, and protection of your operations. You receive a written scope with line-item pricing.
