What does a ceiling add?

A 12x12 ceiling is 144 square feet. At our two-coat ceiling rate, that adds roughly $265 for a smooth ceiling, more for textured ceilings, which take additional material and labor. Vaulted or tall ceilings add more: rooms with 9 to 10-foot ceilings carry about a 10% height adjustment, 11 to 12-foot ceilings about 20%, and 13 to 14-foot ceilings about 30%, because of the ladders, staging, and slower production.

What do trim and doors add?

Trim is priced by the linear foot, doors and window casings each. Six-panel doors take more labor than flat slab doors because of the detailed profiles. A room with fresh baseboards, two window casings, a closet door, and crown molding can add several hundred dollars to the walls-only number, which is why the estimator asks about each one.

What makes one room cost more than another?

Beyond size, the big movers are:

Condition and repairs. Drywall patches, cracks, nail pops, and skim areas are priced as separate line items. A room that needs patching throughout costs more than a clean room the same size.

Color change. Going from dark to light, or making a dramatic change, can require primer or an extra coat. An additional accent color adds a setup charge.

Ceiling texture. Textured ceilings absorb more paint and take longer than smooth ones.

Access. Stairwells and difficult-access areas carry an adjustment because of the staging and safety work involved.

Occupied vs. empty. Painting around furniture and protecting belongings takes more time than painting an empty room.
