Two identical 12x12 bedrooms can price very differently. One has smooth walls, one previous paint color close to the new one, and clear access. The other has textured walls, nail pops and corner cracks throughout, a dark red accent wall going to off-white, and a ceiling with old water staining. Same square footage, different jobs.
